This is a one-story, single-family home in The Preserve at Lake Powell community, and the entire house is yours to enjoy from the moment you arrive. The front door sits under a covered concrete entry facing Ann Miller Road, reached by the concrete driveway and front walk. Entry is quick and contactless via a front-door smart lock, with a lockbox mounted by the door post as a backup; your personal lockbox and entry details are sent privately just before arrival for your security. Park on the concrete driveway only (fits up to 4 passenger vehicles). Please note there is no street parking, as the HOA is strict, and no unattached trailers are permitted. An EV charger is available on site, and the 6-seat electric golf cart stays with the home for easy trips to the lake and beach. The whole home is yours except for one small locked owner’s closet near the master, which is excluded from the rental. For everyone’s safety, there is an exterior security camera at the entry (no interior cameras).
You’re perfectly positioned in the quiet Sunnyside neighborhood, tucked inside The Preserve at Lake Powell just off Ann Miller Road. A car is the easiest way to explore, and the included 6-seat Bintelli Beyond electric golf cart makes beach and lake runs effortless (golf cart is for PCB roads posted 35 mph or under only, never Back Beach or Middle Beach Road; driver must be 21+ with a valid license and auto insurance; full details on arrival).
Parking: Use the concrete driveway only (fits up to 4 passenger vehicles). Per strict HOA rules there is NO street parking, no unattached trailers, and passenger vehicles only (no RVs, boats, or commercial vehicles). An on-site EV charger keeps your car ready to roll.

YOUR GOLF CART (guest favorite!)
– You have a 6-seat Bintelli Beyond electric golf cart. Charging, key, and storage instructions are provided separately before arrival.
– Golf cart rules: Drive ONLY on PCB roads posted 35 mph or lower. NEVER on Back Beach Road or Middle Beach Road. Driver must be 21+ with a valid driver’s license and auto insurance. Use headlights/taillights/turn signals. Please charge it after use so it’s ready for your next adventure.

– No smoking inside (includes vapes/pens); indoor smoking incurs a $200 fee.
– No shoes in the house — please remove them at the door.
– No events or parties.
– Max 6 guests (fire marshal/HOA cap). Reservation is for registered guests only.
– Please observe quiet hours and be considerate of neighbors — no on-site staff lives here 24/7.
– The owner’s closet near the master is locked and not part of the rental.
– Children: the home is not childproofed; please supervise little ones around the kitchen, outlets, and yard.
